Summary Explanation/Background Information on Agenda Request:

Staff has reviewed the applicants proposal for the 86 town-home project being proposed for the 9.43 acre site located at the south east corner of SE Indian Street and SE Commerce Avenue.  An environmental assessment report was prepared for the project that found no native upland habitat present on the property, however, Section 2.07.00D.4.d. of the City's Land Development Code requires not less than 25 percent of the development site to remain as undeveloped native vegetation area.

Therefore, staff is requesting the continuation of this agenda item to the next regularly scheduled board meeting on October 14, 2021 (or sooner by special meeting, if available. Re-notification of the hearing may be required) to give the applicant more time to prepare plans to meet the on site native vegetation (upland preserve) requirement.
